Project overview

IPIT has started site preparations for the construction of a major residential-cum-commercial development in Dar es Salaam, Dar es Salaam, to be known as Bahari Beach Town. The proposed development will be built on two plots with total area120 acres. The first plot has total area of 50 acres with access to the beach, and the second which is some 200 meters away from the former has a total area of 70 acres.

Bahari Beach Town project is destined to be the largest property development ever undertaken to date in Tanzania. Set on the picturesque and scenic background of the renowned Bahari Beach area, the project will provide high quality living to its residents.

The site of the project is located about 22 kilometers from Sarena Bridge of Dar es Salaam city centre. With the widening of the Bagamoya Road in progress and the on-going construction of two other feeder roads to the city centre, it is now certain that commuting to the city centre will ease by the time Bahari Beach project is half-way through. The fact that these road works are being implemented can substantially reduce any usual skepticism of their eventual implementation. With a number of high profile projects such a major sea port and other commercial constructions being planned in neighboring Bagamoya district, the area is on an upward trend.

The project concept is the creation of a satellite town on the northern outskirts of the city, towards the direction of the upcoming town of Bagamoya. Major projects such as the construction of a new sea port are now earmarked for locations between Bagamoya and Dat es Salaam. Dar es Salaam city is also expanding towards that direction as more than 2000 new plots are now sold to individuals on an area just beyond the project site and construction is underway on many plots there. As a satellite town, the community to live in Bahari Beach Town will also have the opportunity to work, shop, and do recreational activities in the facilities offered by the project - thus reducing the need for daily commuting to the city centre for their daily chores. This aspect of the project will address the congestion problem in a fundamental way. It is worth noting that cities such as Cairo, Khartoum and Addis Ababa all addressed their congestion problems partly in creating satellite towns, providing alternative centers for trading, working and living.

Upper middle class members of the community already populate the immediate vicinity of the project. There are large residential units in the area and a number of luxury hotels along the beach.

Bahari Beach Town is designed to become a self-contained satellite city providing family-friendly environment for a potential resident population of 6’000 people, while its commercial units could serve additional 500’000 people within easy commuting area. Bahari Beach Town will comprise of the following types of accommodations and units:
